A Level 1 Reserve Study is typically the first study. Select this option if your community has never had a study before or if you would like a study performed from scratch.

Level 2 Updates of a previous Miller+Dodson Study are typically performed every 3 to 5 years and may be required by your State. Even if you do not see your property in this data base and we previously did it, we more than likely have it in our archives.

Level 2 Updates are normally performed every 3 to 5 years and your State may require them. Your study\'s previous inventory data may be transferable. If it is, we would like to pass a cost savings on to you.

Level 3 Updates of a previous Miller+Dodson Study are typically performed annually for no more than 4 years after the last on-site inspection study. A Level 3 Study is not a substitute for a Level 2 Update, but it will provide you with a clearer understanding of your reserves for your annual budget review. The cost for this level of service is typically 20% of your last Miller+Dodson on-site reserve study or $800 minimum.

A Level 4 Preliminary Reserve Study from Plans is typically performed for a developer or developer\'s agent. This type of study requires a Full Level 1 Replacement Reserve Study at the end of construction and is nullified as soon as construction is complete.

Types of Reserve Studies:
Level 1, with site inspection is the first or initial study, or if a study needs to be completely redone.
Level 2, with site inspection is recommended or required every 3 to 5 years repeatedly after the last Level 1 or Level 2 study.
Level 3, with NO site inspection is for the interim years between Level 1 or Level 2 studies.
Level 4 (Preliminary), with NO site inspection is performed from plans, and is invalid after construction is complete.
Some PROPERTIES or MANAGEMENT COMPANIES prefer to use a generic, property-specific email for communications regarding the property to avoid missed communications that may happen when staff, board members, or other personnel associated with the property change.
